Home Runs Are Great But You Need A Few Singles To Succeed in Selling

Every now and then salespeople hit a home run close a big deal. When these happen you have the right to celebrate and pat yourself on the back for your patience, persistence, skill and perseverance. I know the feeling of closing a big sale. I also know the disappointment of not closing a big deal that I was confident was in the bag.

Most salespeople, from time to time no matter what you sell, have the opportunity or potential for a big one. It is my experience, however if you only closed these big sales from time to time and nothing else in between that you would most likely starve.

Successful salespeople understand the concept of hitting singles and doubles while you are working on one of those biggies. Why? Because the big deals:

-can take longer to close.
-generally require more work.
-can leave you with a big lost sale hangover if they dont close.
-require more corporate resources.
-can take time away from the routine activities of closing the smaller deals.
-require a higher level of sales skills due to the nature of who your contact is.

The critical factor in maintaining balance in the mix of big deals you are working on to the smaller ones. Yes, a $100,000 deal could represent 20% of your quota for the year but it could also take 50% of your time. Five $20,000 deals will tend to close faster and get you to the same outcome.

What is in your pipeline? A lot of big deals? A few big deals? Just smaller ones? Again, the key is in the mix. The formula I use is ten to one ten smaller active prospects in my pipeline to every big prospect.

The emotional high of closing a $100,000 even a $1,000,000 deal is a lot greater than closing five $20,000 sales but the disappointment, frustration and stress of losing one of these major deals is also greater than losing a $20,000 sale.

The secret is to get the sales closed and then cultivate the client for more business. Remember it is easier, less time consuming, less costly and less stressful to sell more to a present client than it is to sell a new customer.

I would much rather have a higher repeat business ratio than a new sale close ratio. I know some sales managers might disagree with me but over the long term these repeat and upgrade sales will cost less time and resources than every new customer. This strategy is not meant to give you permission to not focus on generating new customers. You cant upgrade a current customer until you have sold them the first time.

Do You Know What Your Lost Sales Are Costing You?

Have you ever computed the cost of your lost sales revenue in a week or year?

My 35+ year research of the ratio of clients sales efforts to sales income, regardless of industry, organization size, individual sales experience and market conditions shows that the average salesperson has a 1 to 5 closing ratio on new prospects. If you or your salespeople are doing better than that congratulations if not please read on.

Tens of thousands of ineffective sales calls are made every day by well meaning but poorly trained salespeople. The extrapolated cost of lost revenue in a year of these lost sales is staggering to say the least. I have developed a simple formula that helps you determine how much actual revenue you are losing or how much your sales group is losing in a year. I recommend you compute this number only if you are a hardy soul and on some kind of high blood pressure medicine.

1. Subtract the number of closed sales from the total number of presentations given to
good prospects in a week by you or one of your average salespeople.

2. Now multiply the remaining number (lost sales) by your average sales income per
closed customer. Granted this number will vary but it will give you a good indicator.
If you dont know the average income per customer determine that first.
This will give you the lost total revenue for yourself or an average sales rep in a week.

3. If you are a sales manager or executive: now multiply that number times the total
number of sales reps in your sales force. This will give you the total of lost revenue for
the week by your combined sales group.

4. Now multiply this number times 52 and bingo youve got the magic number of your
lost revenue or the lost revenue of your sales team in a year.

Here is an example for a typical rep:

-15 appointments per week, 3 sales, 9 no sales.
-Average income per sale - $1000.
-Lost revenue by this rep in one week - $9,000.
-As a manager, if you have 10 reps thats $90,000 in lost revenue in one week.
-Times 52 weeks thats $4,680,000 in lost revenue in one year

We only used $1000. for an average sale. You can imagine what the number would be if your average sale was much higher!

I understand that:

-every product/service has a different sales cycle
-every product/service has more or less competition
-every organization has more or less corporate resources required for support and sales costs
-that every sales rep has a unique territory
-that every sales rep has different levels of competence

But, the point remains, even if you used better than average numbers and favorable sales conditions, I guarantee your revenues per week and year or the revenues of your salespeople could be much - much higher.

Become a Poker Pro in Just 3 Days

Day One. Go shopping.

First on the list, and probably the most important step in this process, buy a nice pair of sunglasses. Some things to consider when picking out your sunglasses:

1. Does the shape of the glasses fit my head?
2. Do they look equally as good if I just wear them on the top of my head?
3. How do they look if I’m wearing a ball cap or earphones?

Second - Ipod. Almost as important as the sunglasses, an Ipod is a must for any aspiring pro. They add to the table image you are trying to create of being super good. Emphasis on super. Plus - everyone at the table will see the drama unfolding in any hand you’re playing as you take a moment to turn the volume down or pull the earplug out of your ear. Sometimes you can even be tricky and have the earphones in your ears like your listening to music, but you aren’t, and you’ll hear every word at the table as if you didn’t even have them in. And nobody will even know!

One thing to remember about your Ipod and listening at the table: if anybody asks you what you are listening to, no matter what you are really listening to, whether it’s the Beatles or Marley or Modest Mouse, always answer Skynard.

Third, you’ll need at least one really bad hawaiian shirt and at least one poker shirt that says something to the effect of how good you are and how bad your opponents are. Or just have it say something like “I’m all in!” with a picture of some aces or something.

Day Two. Study study study.

You’ll need to read some poker books. There are a lot of books out there, but what you’re looking for is any book by any player that you’ve seen on T.V. A good one to start with is Phil Hellmuth’s Play Poker Like the Pros. See - you can play just like them by reading this book. As you skim through the book - make sure to especially pay attention to any tables or graphs that have any sort of mathematical basis, or the words “Pot Odds” above them. Pot Odds is an important concept to be able to at least seem like you understand. It will show how good of a player you are. Make sure that at least once a session you fold to a bet on the turn, and as you muck your cards say something like “Well I had the flush draw, but I wasn’t getting the right odds, good bet good bet.” Your opponents will be impressed.

Another thing to remember is that quotes are important. Check out the movie Rounders and make sure you know all of the good lines. Be ready to recite them at the table as situations come up that somewhat resemble what happens in the movie. If you can do an impression of John Malkovich as Teddy KGB, even better. You’ll surely get a bunch of smiles from the other guys at the table.

T.V. Watch all of the WPT events on the Travel Channel and be well versed in High Stakes Poker on GSN. And of course you should Tivo all of the World Series events on ESPN. Make sure while watching poker on television while you’re at a poker table to point out certain key hands on the t.v. and say something like, “Oh yeah, this hand is sick - this is where that dude hits a two outer on the river and knocks Ivey out. That’s sick. Just sick.”

Day Three. Chip Tricks.

I can’t say enough about chip tricks. The shuffle, the thumb flip, the drop and spin, and the roll. These are the basics, get them down - if you don’t know what I’m referring to - don’t quit your job, you’re definately not ready. You might have the glasses and ipod, but if you don’t have a good “drop and spin” move down for those moments when you get raised, you’ll never make it.

Never do tricks with both hands while participating in the hand. If you have cards, you should only perform tricks in one hand as you contemplate a bet or a raise. You’ll need at least one free hand to count out chips with while you shuffle chips in the other hand.

Also, practice chip stacking. It’s super important to have a few designs prepared before you go to play at the casino. If you need some help - remember the basics: the wall, the towers, and the pyramid. These are all standard, but you can’t go wrong with any of these.

There you have it - the secrets to become a pro spelled out for you. Start on a Monday, be a pro on Thursday. Good luck and just remember - if anybody beats you in a hand they’re really just another donkey. You can tell them that too as they’re stacking your chips.

I received an email today from a person wanting to know what is the rule of thumb regarding gratuity for cleaning and janitorial staff. Being in the cleaning field over 10 years and receiving tips, and also knowing how cleaning staff wants to be treated, I would believe this to be proper.

Household Cleaners and Residential Cleaners– (Owners or Staff) 10%-15% of the price you pay for service. Lets face it folks you go out to dinner and pay the waiter or waitress this amount of the bill (or at least I hope you do)You are entrusting this person to you home, normal cleanings depending on the size of your dwelling can be 3-4 hours if not longer. If you receive superior service a gratuity is appreciated.

Carpet Cleaners– (Owners or Staff) If you receive carpet cleaning in your home or business , and the carpet cleaner goes out of his/ her way to give you superior service by moving furniture, extra stain removal, giving you a fair price on service a 10% to 15% gratuity is appreciated. Having a loyal carpet cleaning service is bonus. You should have your home or business carpet cleaned a minimum of 4 times a year depending on foot traffic. Also the occasional spill or stain that happens having a carpet cleaner who is quick to respond to your immediate requests is beneficial.

Leaving a Thank You note to the cleaner on your desk is appreciated or calling the Janitorial Service Owners office with appreciation for a certain staff member in the long run will improve this staffers wages and benefits. In smaller locations where personalized one on one service is more present follow the above guidelines, unless your janitorial staff is the owner of the company then remember a holiday tip or gift in the range of $50-$100 is usually given.

In all situations of cleaning, as long as you are receiving good service, good value and a friendly person who you communicate with, awards of gratuity should be given. In the same sense if the service does not meet your standards you should tell the owner of the service to improve performance. Do not forget that in all cases you are entrusting cleaning services and owners with all your personal belongings or valuables, the health and well being of your staff or family, and the safety of your home or business. Alot of responsibility managed well always deserves extra appreciation.

The only difference between the have and the have not’s in this world is simple. The have’s are willing to do what the have not’s are not. Instead of complaining about what is happening and what is going on, the have’s take action. When life throws them lemons, they sit back and drink lemonade while returning fire back at life. The have not’s complain about the fact that the lemons smell bad and some of them are rotten and life hit them in the head with one and why does life have to play so rough. You must be willing to give up what others will not give up. You must be willing to stay up later to get things done than others will stay up. You must be willing to get up earlier than others will get up. You must be willing to do what others simply will not do in order to get what you want and where you want to go. The have’s have because they are willing to grow and expand and do what needs to be done regardless of whether they like it or not. The have not’s would rather do the minimum, and wish for more.

If nine of them think it is a stupid idea, I will do it.” Walt Disney knew that most people will simply make excuses for why they don’t have or why they can never have. To Change Business Ethics Starts By Changing Beliefs

Are the business work ethics and values in your organization suffering? Would you like to improve these critical skills necessary for business success? Consider, then looking at the beliefs that are supporting these values and ethics.

Lets get to the heart of the matter? What do you believe is keeping your employees from the bottom to the top or the top to the bottom from consistently demonstrating high business ethics?

First, lets take care of some logistical issues so to speak. You must have a written values statement that is explained to all new employees when they hire in. This values statement must be demonstrated by everyone to everyone, both internal and external customers (employees and clients).

Your employees must be held accountable for their ethical behavior or lack thereof. There must no be any exceptions because exceptions only reaffirm the current internal belief systems of your employees. These belief systems started why back in school or within the family when so and so received special treatment.

Then and only then can you begin to address the real obstacle to changing business ethics the foundational belief systems of everyone within your company. And, no, by belief systems I am not referring to spiritual or religious beliefs even though they may be part of this overall system. But, rather, belief systems are the mental schema from which we take action regarding current events.

Every human being has a foundational belief system. This system is comprised on 3 key elements: Knowledge, experience and emotions.

In the 1960s a Swiss developmental psychologist by the name of Jean Piaget released his findings from a comprehensive study of his children in how they learned. Many so called other professional psychologists debunked his study because of the limited pool. Yet, Piaget revealed a lot about how we as humans make sense of what we are exposed to within what we call learning.

Human beings learn by matching new knowledge with existing experiences with the goal to make sense of it or learn it. If for some reason, the new knowledge does not make sense, the human being casts it off and learning was not successful. This is why some young people or adults get it while others do not.

Within our belief systems, we have learned knowledge and hopefully have grown through these experiences. Yet, without understanding the impact of emotions within this process, is where many miss the boat.

For example, how we felt about our experiences is very much ingrained within our memory. My father modeled reading and showed great emotion when sharing a favorite book or explaining something he learned. I became an avid reader for two reasons: His physical modeling of reading and the emotional joy from reading. Therefore, I embraced a belief reflected through an attitude demonstrated by my behaviors that reading was an incredibly good thing and had tremendous value.

My mother on the other hand did not enjoy reading. Consequently, my younger sister saw my mothers behavior and to this day she is not a great reader because she truly does not enjoy it. Her belief is that reading is not as valuable as my belief. In neither case, no one is wrong or right, but the belief needs to be identify.

A recent survey released by PopCap Games demonstrates how beliefs affect business ethics. The results of this survey suggested that white collar executives believed it was OK to waste up to 1 hour per day playing video games while on the clock. Their reasons for several from needing some down time to just relaxing. However, their beliefs were telling them that is was Okay to take this time away from the company. Again, until you identify the beliefs, you will not change behaviors.

There are many more examples regarding the impact of belief systems on business ethics. People for the most part know what they need to do to get to where they want to go. However, until the beliefs which are reflected through attitudes are changed, your people will still not want to change. And it is this want to which ultimately drives business ethics.
